Nature of transactions                       Renegotiation of an off-market loan facility agreement ("loan
                                             facility") of R58 500 000 entered into with Investec Bank
                                             Limited, as disclosed in note 27.3 of the Company's annual
                                             financial statements for the year ended 31 March 2024, and
                                             which expires on 28 November 2024. The loan facility, with
                                             Stor-Age Property Holdings (Pty) Limited ("SPH"), has now
                                             been reduced to R30 500 000 ("Transaction 1") and a new
                                             facility of R28 050 500 with Castle Rock Investments (Pty)
                                             Limited ("CRI") has been concluded ("Transaction 2").


Transaction 1                                The loan facility has a 36-month term, bears interest at the
                                             prime overdraft rate less 0.75% and is secured by the pledge
                                             of 8 031 841 Stor-Age ordinary shares held by SPH and the
                                             Stor-Age Property Holdings Trust (the "Trust").

                                             GL, SH and SL are ultimate beneficiaries of SPH and the
                                             Trust.

                                             The outstanding balance on the loan facility at the date of
                                             this announcement is R23 688 564.36
