Awards of nil-cost options over 5p ordinary shares in the Company ('Shares'), that were made on 25
March 2024 under the Hammerson plc Deferred Bonus Share Scheme, vested on 25 March 2026 and
was subsequently exercised by the following PDMR on 30 March 2026. A portion of those shares was
then sold to cover the PDMR's tax liability in respect of the share awards. The remaining Shares have
been retained by the PDMR.

This announcement is made in accordance with the requirements of the UK Market Abuse
